River Oaks is also my leading choice for higher-income and established professionals. Upper Kirby works well for someone preferring a calmer environment and a specific well-managed property.

River Oaks provides the stronger destination clusters. River Oaks District is the major anchor, with luxury retail, restaurants, evening activity, landscaping, and nearby services.

Upper Kirby offers selected restaurants, shops, and services but does not have the same destination environment.

Neither neighborhood is uniformly walkable. Test the route from the resident entrance, including sidewalks, crossings, lighting, traffic, and distance.
