Quick answer
Lower Heights is generally my easier recommendation for young professionals. It sits south of I-10, includes the Washington Avenue corridor, and offers newer apartments, restaurants, nightlife, selected trail access, and convenient Downtown proximity. Greater Heights, north of I-10, is much larger and can sometimes offer newer inventory or lower prices, but it is not uniformly walkable. Its strongest concentrated social pockets are near West 19th and West 20th Streets. Commutes, surrounding blocks, and practical walkability vary considerably by property. Renters should never choose an apartment based only on the broad “Heights” label; they should compare the precise address, block, route to work, and nearby destinations.
