Because the area is compact, remaining development sites can be limited. Greater Heights generally provides more recently built mid-rise choices because more land has been available, along with older apartments, garden-style communities, and residential streets. New construction is not automatically better. Compare the current operator, surrounding block, garage, access controls, construction, parking, floor plan, fees, and net-effective rent in both areas.
