7. How do age mix, renter turnover and building size affect the social experience?
Age mix can materially affect a building’s social energy and whether a recent graduate feels comfortable. A community made up largely of residents in their 20s, with some in their 30s, will often feel more energetic and naturally comfortable for a recent graduate. Strong management and resident programming can bridge age differences, so age mix matters without being the only factor.
Renter turnover can have an even larger effect. When residents leave constantly, people lose neighbors they have grown accustomed to and have less time to build lasting relationships. Lower turnover can help a social culture compound because residents remain long enough to form friendships. Grant also treats unusually high turnover as a possible management signal that deserves investigation.
Building size by itself does not determine sociability. A 100-unit property and a 1,000-unit community can both be highly social when management creates frequent, well-run events and activates the shared spaces. Programming, participation, resident retention and management execution matter more than the raw unit count.

Once-a-week programming is a strong signal. Once a month rarely creates consistent connection.

Build a one-day tour around Dallas’s four strongest social areas. Start with one apartment in Victory Park, then tour two apartments in Uptown Dallas so the renter can compare more than one version of its social and walkable lifestyle. Add one Knox-Henderson property when the budget supports that area, and always include one apartment in The Village because its organized events and shared amenities make it one of Dallas’s strongest social environments.
Finish with one additional apartment in whichever area the renter feels most drawn to. The complete tour should contain approximately five to six serious choices in one geographically organized day. This gives the renter enough contrast to compare high-rise energy, street-level walkability, polished neighborhood life and The Village’s built-in community without creating an exhausting schedule.
