Quick answer
Montrose tradeoffs can include higher rent, more expensive dining, busy streets, nighttime activity, road and nightlife noise, limited development sites, fewer apartment choices than the Heights, older inventory, parking difficulty, guest-access complications, and higher high-rise fees. Because the neighborhood is largely built out, genuinely new apartments can command a premium. Older properties can still be excellent, but inspect management, garage access, elevators, doors, water history, systems, renovations, odors, and the exact apartment. Montrose is strongest when the renter values its lifestyle enough to accept the cost and urban activity.
