Grant’s direct answer
For new-construction value, Frisco is difficult to beat because extensive development can produce newer apartments and strong lease-up concessions. Selected communities at The Village offer established central-Dallas value through location, shared amenities, and social opportunities rather than brand-new construction. Addison and West Plano can provide a good balance of newer apartments, regional access, and concessions. Uptown remains strong for lifestyle but is less compelling for renters prioritizing newness and value because much of its inventory is older and more expensive. Always compare net-effective rent, mandatory fees, parking, building condition, management, and commute—not advertised rent alone.
